Fuel Costs Frightening You? Consider a Pre Buy...

From the following website: http://www.nrgy.org/
How our Group Buying Works!!
OTEA combines its members fuel requirements, and then negotiates a volume buy with a number of fuel dealers covering New Hampshire, most of Maine and Vermont and much of Massachusetts. (See map for detailed coverage ).

We then notify the members who have signed up for that round of bidding. You choose to accept the fuel company and prices or reject it. If you accept it, you then work with the fuel dealer as you would normally. You request a service contract if desired and pay the dealer directly for fuel, not OTEA.

We have several bids annually. Usually the first bid is the cheapest and prices get higher as we get towards the heating season. If you miss the first deadline, it's not too late to join but prices may be higher.

The only DIFFERENCE is the price you pay!!

Add your fuel needs to our 7,700,000 gallons; Help us get even better prices for you and your neighbors!!

NH Real Estate Facts ...

Just a few from a recent email I got:

Fact #4: Real estate is cyclical. The biggest fear in good times is that the fair weather won’t last forever—because it doesn’t. But the reality of a cyclical real estate market also provides its brightest hope in bad times—foul weather won’t last forever either. What’s happening today is a market correction, severe in some places, but it’s not the end of the world. As shown by Fact #1, people are still buying and selling homes. The markets will stabilize.

Fact #5: 2008 is the best year to buy a home in 35 years. 1973 was the last time mortgage rates were this low in a buyer’s market. We had rates this low in 2001 and 2002, but those were strong seller’s markets with little inventory. The last two big buyer’s markets, in the early ‘80s and early ‘90s had much higher rates. Low rates and good inventory make 2008 the best year to buy in decades!

MLS: 2713943 Conway, NH - 12 bed, 8 bath!

I recently photographed a new Badger Listing and was overly impressed with the size and space of their dining room and kitchen - actually two of the three kitchens. One large, spacious for potential BandB cooking, and the other out back, more crisp, clean, simple. The dining room perfectly complimented with built-in's to feature local craft or dining room decor. It was so nice I asked the owners if I could share photos. Visit Badger Realty and enter in MLS: 2713943, listed by David Cianciolo.

Dana Clemons: White Mountain Photography.Naked Walls In Your New Home?

Dana Clemons from White Mountain Photography in Jackson, NH recently moved his gallery to the The Snowflake Inn, in Jackson... a perfect place to stop off if you are looking to deck your walls with images of the White Mountains... or perhaps you want to take a print home as inspiration to visit again.

His prints make great: House Warming Gifts, Wedding Gifts, Anniversary or Birthday Presents, or "just because" they are visually spectacular! He even has pre-framed "grab & go" smaller prints if you are traveling.

Dana's favorite place to be, is high on top of a peak in the early hours of the morning, where the quiet is only broken by the song of a lone Wood Thrush, and the soft blow of the wind. He enjoys the rich varied colors of New England, and loves to combine them with water or snow to create some drama.

He primarily shoots transparency film for his fine art photography, using heavier medium format equipment.

With complete control over the entire process, he produces a fine art print using only quality archival ink and paper, tastefully framed, always under UV glass. Prints that will last a lifetime.

The complete collection of prints can be seen at the gallery. Thursday-Saturday, and Monday. Visitors are always welcome to come browse or “talk shop”. You might want to call him first at 603-383-4300, as he might be out pursuing his passion!

100% Financing no longer available as of April 1st…

The mortgage insurance companies will no longer insure Conventional mortgages with down payments less than 3% down as of April 1st. Should you get a pre approval letter from a lender stating 100% financing, please be careful!

Call the lender to ask if the approval still stands. This does not affect the VA mortgages with 0% down. VA mortgages are the only 100% financing product still available…..

Please don't hesitate to call me with any questions or concerns at (603) 447-1101.

Sincerely,
Pat
